What If A Theme Park Could Build A City?

The Transformation

Yesterday.
Today.
Tomorrow.

Yesterday

A Community Struggling. A Future Uncertain.

Manufacturing gone. Youth leaving. Property taxes rising without matching services. A region running on recycled dollars with no new engine of growth. This is not one county's problem — it is the defining challenge of rural America.

Today

A Bold Vision Taking Shape.

Investment. Innovation. Transformation. A 30-year concept — with owned intellectual property, a governance framework, a civic mission, and investor-ready documentation — entering active site selection in Eastern North Carolina.

Tomorrow

A Thriving Destination. A Stronger Economy. A Brighter Future.

50,000 jobs. $8.6 billion in annual economic output. $1.1 billion in annual tax revenue. 22 million visitors. $58 billion in cumulative regional impact by 2050. A destination that cannot be outsourced or replaced.

Five Pillars

What Megaverse City Builds

01👥Economic Growth

Thousands of jobs. New revenue entering the region on a continuous basis. Direct, indirect, and induced economic impact lasting generations.

02🌎Global Destination

Attracting visitors from around the world year-round — 22M+ annually at stabilization, from 68% domestic and 32% international markets.

03Innovation Hub

A platform for technology, creativity, and future solutions. Smart city pilots, clean energy demos, and R&D partnerships built into the park’s infrastructure.

04🏠Community Focus

15,000+ homes and units. Workforce training pipelines. $1.1B in annual tax revenue funding schools, parks, and public safety for the host community.

05🌿Sustainable Future

Solar, wind, kinetic grid, stormwater capture, compostable materials — designed to return surplus power to the local grid and build responsibly for generations.

Features → Benefits

Every Feature Exists to Serve a Specific Outcome

Built on 30 years of concept development — not a weekend brainstorm.

Hero Experience

Tiered Immersive Adventures

Guests choose a character ($250–$1,500/day), costume up, and enter a fully staged adventure with live actors, stunt performers, CGI rides, and professional documentation of their adventure.

The Investor Benefit

Highest-margin product in the park. No competitor offers it. Repeat visits driven by new character choices — not novelty rides. Pricing power is structural, not seasonal.

Year-Round Operation

365 Days. Zero Seasonal Risk.

Indoor pavilions, climate-controlled attractions, rotating programming, and a 35,000-seat sports stadium hosting events through every season of the year.

The Investor Benefit

Cedar Fair lost 90% of revenue in 2020 — seasonal, single-stream, vulnerable. Megaverse City is structurally immune. Ten revenue streams. Twelve months. No weather risk.

Intellectual Property

Owned Since 1992.

A comic book and children’s book library built over 30 years, distributed globally through Diamond Comics. Hundreds of owned characters with zero licensing dependency.

The Investor Benefit

IP is the moat. Disney spent billions acquiring Marvel. Megaverse City spent 30 years building the equivalent — and owns every character outright. This is the asset that cannot be replicated.

Civic Integration

15,000+ Homes & Smart City Pilots

~20% of acquired land dedicated to workforce and mixed-use housing. Modular energy grids, AI traffic management, and water conservation piloted within park infrastructure.

The Investor Benefit

Municipal partnership reduces regulatory risk, unlocks $20M+ in grants, and creates long-term community alignment that protects the investment from political disruption.

Film Production

Every Zone Is A Ready-Made Set.

Old West township, dinosaur era, Renaissance castle, sci-fi starship hangar — all built to production-grade standards, available for lease when the park is not operating.

The Investor Benefit

A completely separate revenue stream that operates when the park is dark. Streaming demand for location-based sets is at an all-time high and growing. Zero incremental CapEx required.

Renewable Energy

Solar + Wind + Kinetic Grid

Flexible solar panels on every building, vertical wind turbines, kinetic walkways, stormwater capture, and a renewable microgrid potentially returning surplus power to the local grid.

The Investor Benefit

Reduces operating costs, strengthens municipal partnership case, and qualifies for DOE and state clean energy grants that meaningfully reduce the investor burden on infrastructure.

The Story Behind the Project

Thirty Years Before
Anyone Was Paying Attention.

In 1992, E.S. Bennett began building a universe. Not for a studio. Not for a pitch deck. Not for investors. Because the stories existed and needed to exist somewhere other than in one person's head.

Every time it would have made short-term sense to license the IP, to sell the characters, to take a studio deal — he didn't. Because he understood something most entertainment founders don't: the moat wasn't the destination. The moat was the thirty years of conviction it would take to build it the right way.

Hundreds of original characters. A comic book library distributed globally through Diamond Comics. Zero licensing deals. Zero corporate co-ownership. The IP that cannot be purchased — because it was never for sale.

"I didn't build this to sell it.
I built it because it needed to exist."

E.S. Bennett — Founder & Chair, Megaverse City L.L.C.
